For this reason, our process is structured into five distinct phases, each with defined objectives and deliverables. At the conclusion of every stage, we produce a tangible outcome—be it a report, a detailed design, or the completed build itself.
Understanding & Feasibility
During our initial meeting, we define your brief, budget, and programme. We assess planning viability, address key regulatory requirements, and conduct a technical evaluation of the property.
Deliverable: preliminary assessment report featuring planning and technical feasibility analyses.
Concept
We develop two or three alternative design scenarios, using diagrams, photorealistic renders, and material palettes. Each proposal is evaluated against quality, cost, and potential, arriving at a refined, shared direction.
Deliverables: a concept report comparing scenarios, a preliminary cost estimate, and an indicative programme for each option.
Technical Design and Buildings Permits
Every detail of the scheme is meticulously developed, from construction methodologies to bespoke finishes. We orchestrate structural and MEP engineers, geologists, and all relevant specialists, ensuring strict adherence to the agreed budget.
We also oversee the entire statutory approval process, liaising directly with local authorities and regulatory bodies.
The entire design workflow is embedded in BIM, ensuring precision, seamless multidisciplinary coordination, and continuous information management across every stage.
Deliverables include: planning and regulatory packages, comprehensive tender documentation and working drawings, bills of quantities, and technical specifications.
Tender and Contract Award
Together with you, we select trusted contractors and specialist trades to invite to tender. We thoroughly evaluate the proposals received—both technically and commercially—and guide you through the final selection and the drawing up of the contract.
Deliverables include: a comprehensive tender comparison, an updated cost and technical breakdown, and the construction contract with the appointed contractor.
Site supervision and handover
We oversee the construction site through regular inspections, rigorous quality control, and the seamless coordination of contractors, expertly managing operational challenges and site accounting.
We provide detailed progress photo reports, also available in English and German for clients based abroad.
Handover includes: the completed project, an exhaustive technical dossier with sign-offs, certificates of conformity, energy performance certifications, and comprehensive maintenance guidelines.
